7 Things to Know Before Renovating Your New Jersey Home

If you’re planning a home renovation in New Jersey, picking paint colors is the easy part. The real challenges often lie behind the walls and in the paperwork. Old wiring, township approvals, damp basements, and contracts nobody read closely. After more than 20 years of building and remodeling across Bergen, Essex, Passaic, Hudson, Morris and Somerset counties, we at Prestige Design & Build have seen where projects run smoothly and where they stall. Here are seven things worth knowing first.

1. Your House’s Age Shapes Every Home Renovation in New Jersey

Many homes in North Jersey were built before current building codes were introduced. Once a wall is opened, you might find outdated wiring, galvanized pipes that have narrowed over the decades, or plaster that doesn’t like being cut. Homes built before 1978 can contain lead paint, and some older materials contain asbestos. Both need proper testing and careful handling before demolition begins.

Ask any remodeling contractor you interview:

  • Are you EPA certified for renovation work that disturbs lead based paint?

  • Will anything be tested before walls come down?

  • How do you price repairs found after a wall is opened?

2. Zoning and Permits Are Two Separate Approvals

People often assume one permit covers everything. In New Jersey, construction permits go through your township’s construction office under the Uniform Construction Code, with separate inspections for building, electrical and plumbing work.

Zoning is another layer. Setbacks, height limits and lot coverage decide how far a home addition or a second story can go, and some older towns add historic district rules for exterior changes. Obtaining a variance may require a board hearing and can add several weeks to the project. Check zoning before you fall in love with a design.

3. Deal With Water Before You Choose Finishes

Finishing a basement over a damp slab is an expensive regret. Hurricane Ida in 2021 reminded many North Jersey homeowners how fast water finds a way in. Look at grading, gutters, sump pumps and old stains before planning any basement remodeling.

In applicable flood hazard areas, floodplain regulations may classify a project as a substantial improvement when the cost of the work reaches or exceeds 50% of the structure’s market value before the improvement. This can trigger additional floodplain requirements. Your township’s floodplain administrator can tell you where you stand.

4. Plan Design and Construction Together

A kitchen remodeling project that moves one wall can touch plumbing, ductwork and electrical. A bathroom remodeling plan that adds a second sink may need new supply lines. When design and construction are handled by separate firms, coordinating overlapping requirements can become more complicated.

Our design build approach keeps designers, architects and builders on one plan, so we can tell you early what an idea will cost and what else it affects. The same goes for additions and added levels, where structure and layout have to be solved together.

5. Read the Contract Before You Pick Tile

New Jersey generally requires home improvement contractors to be registered and requires written contracts for home improvement work costing more than $500. Beyond that, look for:

  • A scope that lists each phase, not one lump sum

  • Allowances for items you haven’t selected yet

  • Payments tied to completed work

  • A written process for change orders

  • Start and completion dates

Ask for a detailed estimate that explains the work included, the expected costs, and any allowances for materials or additional work.

6. Order Early Because Materials Set Your Schedule

Demolition feels like the big day, but delivery dates quietly control the calendar. Custom cabinets, windows and specialty tile can take weeks to arrive. A kitchen that remains unfinished because of one missing item can quickly become frustrating for the household.

Lock in selections before work starts and confirm delivery dates in writing. Winter and wet spring weather can also slow exterior work, so leave breathing room in the schedule.

7. Check Township Rules on Work Hours, Dumpsters and Parking

Many towns limit construction hours, and some require permits for dumpsters or work vehicles on the street. On tighter streets, such as parts of Hoboken or Fort Lee, placement and parking need real planning.

Tell your neighbors before the crew arrives. An experienced renovation contractor can help identify local requirements, but the applicable rules should always be confirmed with your municipality.

FAQs

Is it better to renovate or move?
If the issue is layout, finishes or storage, renovating usually costs less than moving. If it’s the neighborhood or the commute, a renovation won’t fix it.

Will a renovation raise my property taxes in New Jersey?
It can. Larger improvements like additions or a finished basement may raise your assessed value, while cosmetic updates rarely do. Your local assessor’s office can confirm.

Should I renovate in phases or all at once?
Phasing spreads out cost and disruption, but you may pay for setup twice. Rooms that share plumbing or walls are usually better done together.

Do I need to tell my insurance company about a renovation?
Yes, call before work starts. Larger projects can change your coverage needs, and some policies have conditions for homes under construction.

What happens at the first meeting with a remodeling contractor?
The first meeting typically covers your goals, budget & property. A more detailed conversation may follow depending on contractor's process.
